Oh HELLLLL NO!!!!..

To get into something similar to what we have now would be double the price from where things are at in my area (even in Medford)... and I doubt Micro-Trains is offering double the pay from what I'm making now... (if even comparable to what I'm making now.. )

Whoa.  I wouldn't have guessed that the real estate in Talent, Oregon would be that high, but here we are.  Maybe you should search in Talentless, Oregon.  Prices might be less expensive there.

That entire area got devastated by fire last year. Over 1000 buildings in Talent were destroyed.  Housing  is in short supply there.

At first the prices surprised me, given recent history.  But then when I thought about it, I realized that many of the folks impacted by the fire would have jobs and families in that area and would want to stay- so you have a market driven by both high demand and lack of supply due to destruction of so many residences, at least until new construction catches up with the damage done last year.  Add to that the inherent inflation that comes with govt low interest recovery loans and grants and such, and high prices are inevitable.

There is no lack of supply in Medford, but everything is $350k+  in thr 1800sqft range and quite a few pendings.. so the demand must be there..

When I looked after years ago (pre-fire).. it was about 75-100k less

BUT most of those listings were 1800sqft finished basement..which likely means 1000sqft actual...

A comparable house where I live is $175ish.. maybe $200 now with demand up...

For me, I don't think these kind of employment opportunities can be measured based on the money alone. If working in the model train industry is enjoyable, there is that intangible. Pace of life in Oregon might be better too.

I bought my then 2 year old house in August of 2018 for $338,000. 
According to Zillow, it is valued at $497,000 currently. 
My neighbor listed his house 2 weeks ago at $450K and accepted an offer of $485K.

The reason real estate is a great investment is because they're not making more of it (well, except in Dubai and the South China Sea).

we lost about 2,800 homes in the fire and that affected everything including rents.  The Valley is a big place, spread out in all directions and there are areas where land and costs are manageable.  I live a block away from MTL and my rent, in a large well kept complex, gated is not crazy high like other parts of the valley.  Jacksonville to the West is like living in Napa and costs accordingly...the rest of the valley has it's gentrified areas and working class areas as well.
