T-Trak New all T-Trak layout - Thurmond & Northern

I'm going to start a new layout and as it has to be modular, I thought I would go the T-Trak way.
The idea is to have different modules so that it is possible to create different layouts of various sizes.
One key factor is to have a layout set up for running but also stored away quite quickly.

To start simple I thought about a roundy round with two end caps and one double and quad module on each side.
The front would be sceniced and the back just plain yard tracks for different trains.

I haven't decided yet on a location but some time ago a came across Thurmond, WV and I find quite it interesting. I know here are some threads about that place.
So this is my first idea.

Given the length, what set up would you prefer? I know, both is compressed.





These two are just mock ups to see what might fit. I will try to use Peco track and Kato just at the ends of the modules or maybe @Ed Kapuscinski solution.
The modules will have more depth as I will be all on my own with the modules. I'm not aware of any T-Trak club/layout in my area.

If you have other ideas for an interesting location, I'm all ears.

A second idea might be a condensed part of the Duluth MN waterfront.

There would be a double track along the water, a lead to a small yard and a track for loading what I think is lime stone into ore cars.

Here is a mock-up for a third idea. Again very condensed, it is based on the downtown Marquette MI waterfront.
Right now it is my favorite although the yard which was once there is missing completely. Do you think it is too much?

Why condense it so much?

Unless you're concerned about where to use it at home, one of the beautiful things about modular stuff like this is that you actually space things out

That is the main reason, the use at home. Sure, you are right, it could be divided up into more modules with a much higher length in total, but I could never set it up for a longer time and run trains as I wish.
So the more permanent set up would be end cap - quad - double - end cap.

Modules are great because they not only can fit in your space, they can fit in your life.

This is a version of the third idea which is not condensed, well only by a few metres.

Here is a refined Thurmond mock-up. It might be possible to add some of the tracks which are not there anymore.



The next one is another mock-up which I find interesting too, Plymouth Wis.

I think I have come to a decision. It will be Thurmond - well almost 99,5% sure. I would like a few more tracks than today, but I'm not sure where this will get me time wise.
Maybe in the 1980s or early 1990s. I haven't found a source yet for the date when all the tracks and buildings disappeared.

The buildings will be on another module.
All in all there will be 4 modules for the full set up plus 2 end caps.

The buildings will be a challenge. In one of the threads here on the railwire someone mentioned cardboard kits but it seems that they are not available anymore.
The good thing is there are drawings available, so maybe a 3D print should be possible.

Right now I'm thinking of a name for the layout. Of course, Thurmond must be in it, but who knows what might be coming on the other side of the bridge... 
I thought about Thurmond & Northern.

Is 'dive' the correct word for a bar with not so legal business?
