Final changes (yeah right): Adding LP Denny Beer Distributor, Growers Packers and shifted roads around.




Can you get some staging in there somewhere on the ends .. it could be a simple as a cassete system   --

So I am working on several track plans for the room. One is what I call The Horseshoe. The problem is the left side, how would I offset one track from another? March AFB would be on the backdrop and Highgrove is the start of the line. To the right of the line past March AFB. I like this plan a lot. This is a mainline only rough sketch.

You need to mock up that layout before you build anything.  You’re going to hate aisles that are only 24” wide, let alone the 18-1/2” wide aisle near the workbench.

Problem is, the (Dimi) Tichy cars are more correct for beet loads as that is what they are patterned after.
The MT ones are more generically, wood chip cars.
Lighter lading, higher extensions.

Agreed. 
That workbench just doesn’t work in that space.
I think your life (marriage) would be much simpler if you were to work on train things in the same living space your Wife is in and leave the adjacent layout space just for layout construction and running trains.

It's really 2' or more, I used 9x11 to measure vs. 10x12, I am mocking it up on the floor.

mmm on losing workbench (so much more room for activities, yoga, etc.)

Bryan where were you when I thought MTL cars were a great idea?

Sure do, see the gondola sides on the MTL and wood slats on TICHY. I have no experience in building
shell only kits. They need SP paint, decals, trucks and couplers right. They earmark at 10 bucks but
how much will you have into them after all the items are purchased?  Intermountain which
is real hard to find (without searching) is like the Dimi/Tichy?
