I have 160 sqft and it's all I can do to maintain that much track.  I would collect some neat engines, though.  Maybe tear out the layout and build a simple loop with a huge staging yard.  No scenery or structures, just track on Formica for dusting ease.

I would convert to HO to eliminated all the crap we have to deal with in N and reduce costs of a roster . Farm out some of the bench work at least . Invest in a security system to be compatible to the needs of such a museum layout . Modify the space if needed to have easy access ( outdoor steps leading straight into cellar ) for lumber deliveries right into the , adjacent to the layout , work shop . Make a separate spray paint room . Separate railroad den / kit assembly room with more than anticipated storage space for display , mags , books , etc .

C&O/CSX's Piedmont and Mountain subdivisions from Gordonsville to Waynesboro VA. Rolling foot hills, Charlottesville, the steep climb over Afton mountain, and interchange with N&W/NS at Waynesboro.

OR I would go with NS's Shenandoah valley line from Roanoke to Front Royal...

OR I would go with ATSF's Glorieta subdivision from Glorieta NM to Lamy and the branch line to Santa Fe.

OR I would go with a scale sized Harpers Ferry.

I agree with Kiz... I'd go to O guage pretty quick with that space. Sorry, but given no money limitations and all that space, O guage CN and CP in southern Ontario in the 1980's all the way.

I'd take about 400 sq ft and design and build a decent sized layout, either N scale, HOn3 or Sn3 most likely D&RGW.  With any more than 400 sq feet, I can't imagine actually getting past the never finished Plywood Pacific stage (the reason I have more room available now than my current layout occupies).

I would build my entire Fonda Johnstown & Gloversville railroad on one level, with a gradual rise, instead of trying to do it on three levels like I'm currently doing now.  It would speed up the process and I would probably be running trains and having operating sessions by now.  Boy do helixes take time to build!

circa 1985.  SP, UP and ATSF.  SP from Palm Springs to San Luis Obispo including harbor branch.  UP, Los Angeles to Las Vegas.  ATSF including Cajon Pass and Tehachapi.  Enough staging to fully support operations.  Spend a lot of my unlimited budget on hyper correct Nscale locos and rolling stock.  Contract out the benchwork, tracklaying, wiring and cleaning.  Leaves me fresh as a daisy for the scenery and operating 'chores'...

This may be mundane, by comparison with the more wild ideas thrown out here, but I'd love to create the SP circa 1944, from the Oakland Mole to Reno.  The Sierras reaching to the ceiling of the layout room as cab forwards strained below.  All that late steam, long lines of heavyweights, and troop trains, oh my.
